Booking Conditions

Bookings will be accepted on a first come first served basis on receipt of the deposit payment. The booking deposit shall be 20% of the rental payment, this is non-refundable in the event of cancellation. This deposit will continue as a damage deposit. The full booking rental is to be paid six weeks before commencement of the booking. Details of admission to the house and relevant instructions will then be sent.

The damage deposit less any deductions for damage to or removal from the property, equipment, furnishings, utensils, crockery etc or excessive cleaning required other than occasioned through reasonable fair wear and tear will be returned within two weeks of the end of the booking. Tenants may replace any breakages or lost items with equivalent items at their own expense.

The house, furniture, crockery, glassware and cutlery is provided for a maximum of four persons. Bookings are accepted on the understanding that this number of occupants will not be exceeded.

Bookings will be strictly on a Saturday to Saturday basis. Admission time will be by agreement but not before 4 pm on the commencement of the booking. The property is to be vacated not later than 10 am on the day of departure, the time should be agreed with the local representative so the condition may be agreed on departure.

The rental cost includes cleaning of the house before admission. Clean bedding will be provided before admission, and at weekly intervals during the booking period. Towels are not provided. Tenants will be responsible for cleaning as necessary during their stay. The electricity meter will be read and recorded by the local representative on entry and on departure. Any additional payments shall be made on departure.

The owner shall not be liable to the tenants for:-

  • Any temporary defect or stoppage in the public services to the property or in any respect of any equipment, or appliance in the property.
  • Any loss damage or injury which is the result of adverse weather conditions, riot, war, strikes, or other matter beyond the control of the Owners.
  • Any loss, damage, or injury caused to or suffered by the Client should the property be destroyed or substantially damaged before the start of the rental period. In any such event the Owner shall within seven days of notification to the Client refund to the Client all sums previously paid in respect of the rental period.

Under no circumstances shall the Owner’s liability to the Client exceed the amount paid to the Owner in respect of the rental period.

The Owner has made every effort to ensure the security and safety of the house for Clients by equipping it with modern appliances, equipment, handrails etc. Clients will however be responsible for indemnifying themselves against any loss, damage, injury, medical costs or consequential losses however incurred whilst on or off the premises.
